A trusted advisor and Burbank neighbor
I have provided real estate services since 2014, and I have lived in Burbank for about twenty years. This is the city where I walk my golden retriever, Bodhi, attend community meetings, and organize events for neighbors. That daily familiarity informs how I advise clients about individual blocks, street character, lot utility, and the features buyers here actually value.
Before real estate, I practiced law. That background still shapes my work: I read contracts closely, anticipate issues early, explain the available options, and approach each transaction as a fiduciary responsibility rather than a sales exercise.
Why trust and probate
Most people meet a real estate agent when they are excited. My clients often meet me when they are exhausted. A parent has passed, a trust has named them successor trustee, and somewhere in the paperwork is a house that now has to be dealt with while everyone is still grieving.
I gravitated toward this work because it rewards the parts of the job I actually enjoy: explaining things clearly, coordinating a lot of moving pieces, and being the calm voice when a family is not feeling calm. Becoming a Certified Trust & Probate Specialist formalized what I was already doing — understanding trustee authority, probate procedure, court confirmation and overbid, disclosure exemptions, and the tax questions that need to reach a CPA before anyone signs anything.
Serving Mandarin-speaking families
I work in Mandarin Chinese as well as English. In practice this matters more than it sounds. California trust and probate procedure is difficult enough in your first language. When a parent or a beneficiary is more comfortable in Mandarin, being able to walk them through authority, timelines and proceeds directly — rather than through a relative translating on speakerphone — changes how a family experiences the entire process.
Burbank, neighborhood by neighborhood
I am based in Burbank and work across the whole city: the walkable blocks around Downtown and City Hall, the bungalow streets of Magnolia Park, the hillside homes above Glenoaks, the lakeside streets of Toluca Lake that belong partly to Los Angeles, and the studios and condominiums of the Media District. Burbank is a city where long family tenure is normal, which means estate sales are a regular part of the market rather than an occasional exception. Knowing the permit history, school boundaries and utility questions of a specific street, and the mechanics of a trustee sale, turns out to be an unusually useful combination here.
Beyond trust and probate work, I represent buyers and sellers across Burbank, Glendale, Pasadena, San Marino, the Hollywood Hills, and greater Los Angeles.
How I work
- The first conversation is free, unhurried, and carries no expectation
- Written value opinions with the reasoning shown, not a number in a text message
- Honest advice about not selling, when that is the right answer
- Coordination with your estate attorney and CPA rather than around them
- One point of contact from the first walkthrough to the final distribution
If any of that sounds like what your family needs, call me at 310-920-1108 or send a note. If you would rather read first, start with the trust and probate sales guide.
